Spring is the best time of year to sell your home! But a recent survey gets even more specific, providing the best time to list, right down to time of day. 

Spring emerges as the opportune season for home sellers, particularly during the key months of April and May, each offering distinct advantages. 

In April, the emphasis is on efficient sales, beating the annual average by a notable full week. For those prioritizing a high sale price, May takes the spotlight. May listings tend to sell for more, with sale price up to 2% above asking price in some areas.

The best day of the week to list your home is Saturday, followed closely by Sunday and Friday. On the contrary, mid-week listings (Monday through Wednesday) are discouraged, given the reduced search activity during these days. Thursdays, while not as robust as the weekend, hold merit for planning weekend open houses, especially if listed later in the day to maintain visibility into Friday morning.

Timing considerations notwithstanding, the initial two days on the market are crucial, with viewership diminishing significantly after the fifth day and continuing to decline beyond two weeks. Urgency is paramount for a maximal impact on potential buyers.
